Structural design, fire strategy and authority approval for mezzanine floors in warehouses, showrooms, shops and offices across Dubai, Abu Dhabi, Sharjah and the free zones.
A mezzanine is one of the quickest ways to add usable space inside a warehouse, showroom or shop — but it is also a structural and fire-safety change to the building, so it needs authority approval before it goes in. It needs a structural engineer of record for the live load, deflection and beam-column connections; an updated fire strategy covering means of escape, sprinkler coverage beneath it and fire rating of the supporting steel; an MEP load review; and a building-modification permit from the municipality or free-zone authority. Das And Partners delivers the whole package.

The permit from the municipality or free-zone authority, together with the MEP load review that goes with it.
A mezzanine changes how a building carries load and how people get out in a fire. That is why the authority treats it as a building modification, not a piece of furniture. Here is what we deliver.
Our structural engineer of record designs the mezzanine for its intended use — storage, office or retail — covering live load, deflection, beam-column connections and how it bears on the existing floor. We check that the existing slab can take the new column loads before finalising the design.
Adding a floor changes the building's fire strategy. We update the means of escape, extend sprinkler coverage to the underside of the mezzanine, specify fire rating for the supporting steel, and obtain Civil Defence approval — DCD in Dubai, ADCD in Abu Dhabi or SCD in Sharjah.
The mezzanine needs a building-modification permit from the municipality — DM, DDA, Trakhees, ADM or SEDD — or from the free-zone authority. We prepare the submission and follow it to the permit, together with the MEP load review.
If a mezzanine was installed without approval, we assess the existing structure and advise on the route to approval, including any strengthening the authority may require.
A mezzanine usually has a deadline behind it — stock arriving, a showroom opening, staff moving in. We plan the approval around that date.
Our structural and fire-safety engineers work on the same drawing set, so the structural design and the fire strategy are approved together rather than one after the other.
A fixed-fee quotation and an honest timeline with the slowest approval marked, so you can plan the installation.
A single storage mezzanine gets the same senior structural review as a large industrial project.
Warehouse, office, retail and restaurant fit-out approvals — every NOC handled end-to-end.
Additions, alterations and change-of-use approvals for existing buildings.
Structural design and assessment for residential, commercial and industrial buildings.
Send us the unit location, the floor area and how you plan to use the mezzanine. We'll confirm the approvals involved, a realistic permit date and a fixed fee within one business day.
